Are my leads exclusive?

I have heard that other lead producing websites are ‘exclusive’ - is Seize The Market?
a. I know that your goal is to get leads, and you would like to get more leads than your competitors in your market. Common wisdom among top agents is that it is all about conversion - how well do you convert the leads that you have? You have probably noticed that leads come in from a number of different sources - for example, when you chat with Sandra Smith, you will probably see that she is also on google and coming in to you through Trulia, Zillow, maybe realtor.com etc. Regardless of having an exclusive channel, today’s buyers and sellers are tech savvy and are searching numerous sources to find a home. The trick is to figure out how you cement the relationship faster than others - and that’s where our unique STM tools come in.

 Is Listing Storyboard and the other modules part of the website, Seize The Market?


a. Seize the Market (STM) is the engine for your CRM - it comprises the front end website that buyers and sellers see, that’s the shiny car that the customers see that makes them want to get into the car! Once they are in your shiny new car, Seize the market has tools that you as the agent can use to see what they are looking at, in terms of location and what their needs are. Once you are working with them, STM helps you to manage the leads, and be able to manage your data so that you can easily see a list of people who are looking for a home that meets the criteria of your latest listing.


 Once they are a client, STM helps you manage the transaction, and then keep in touch with them afterwards.


 STM Modules, such as Listing Storyboard, help you with specifics of marketing to buyers and sellers. Our modules include the Listing Storyboard, which is attractive to sellers and buyers, creating seller and buyer leads for you


 We will be rolling out numerous modules to enrich your experience with STM - we are also open to collaborating with agents who already offer great programs that we can automate to seamlessly integrate with STM - thereby having a new lead flow and system to manage those leads

Where do I find out how STM compares to other Website lead producers out there?
a. You can compare the lead systems here: http://seizethemarket.com/compare . Remember that STM is a fully-fledged Customer Relationship Management (CRM) system, not just a lead producer.

 Does STM pull data from my MLS?
a. Yes. This can be a time consuming part of getting you started, so go ahead and get the form from your Broker In Charge asap. Generally, there is a form that goes to your local MLS that gives permission from you and the BIC for us to use that data, and depending on the area, this can take anywhere from a day to a few weeks, so this is important to get organized as soon as possible

Can STM be sorted by which agent has the leads and last activity?
a. STM has almost infinite reports - many that are already set up as templates for your use, and those that can be customized. STM was built by a mega agent for mega agents, so there is a different level of understanding of agent needs.

Are you able to sort by a client’s activity on the system so that you can see when they are on the system searching and reach out to them?

Is STM mobile compliant and do you have an app for mobile access?

Permissions - are we able to set privacy and permissions on some things on STM depending on which agent / staff etc?
a. Yes!

Referrals - how do these work on STM? We are always frustrated by referral management, within the team and outside the team.
a. The STM referral module manages referrals with ease, both between team members and for national and international ‘outside’ team referrals.

Action Plans - can we customize our own - is there a ‘general’ action plan/ drip email that we can put everyone on to get holiday emails / postcards etc?

Email Drips for birthdays / events - is there something where we can automate these going out every year on a recurring schedule?

Transaction Management - Is it true we can also use STM for transaction management?
a. Yes!

Timeblocking - can the timeblocking give the mega agent or CEO a report daily on whether people are sticking to their timeblocks?
a. Yes

Automatic lead routing - is this possible into STM from multi sources? Zillow, Trulia, other IDX, other 3rd party sources like guaranteedsale.com?
a. Yes!

Dashboard for Rainmaker - can the lead agent see where all their agents rank?
a. Can the conversion rates be added on there and a ‘leaderboard’ published on the front page as each agent logs in so they can see where they rank?

Task Management - If my EA and other staff / agents have overdue tasks - how easy is it for me to get an overview?
a. Very easy!

What is the cost?
a. The monthly fee starts at $500 - the amount you want to spend depends on how many leads you want. The set up fee is $1999

a. Yes, Listing storyboard and buyer storyboard.

Customer Surveys - can STM collect feedback from quality and other surveys on the back end?
a. Not yet, it is on the list of future features

Lead Distribution - is it round robin or some other version, when I am giving out leads to agents in my business?
a. There are 3 ways that you can distribute leads. Round Robin is available. You may want to consider the SHIFT allocation, where leads are distributed to the agent that is ‘on duty’. This also works for those of you using a leaderboard, where your top agents are rewarded with more leads. You can allocate more leads by giving them more fruitful shifts, or more time on the shifts.


 Tracking - how well can I track where leads are coming from etc?
a. There are over a dozen different in depth reports on your business never seen before in any other system. These include closing pipeline report, agent productivity such as lead gen, contacts, appointments, contracts, closings. Closely track conversion and your source of business.

Gamification - this seems to be the new ‘buzz’ in the business world - what’s it about?
a. Motivate your team by making the everyday activities fun with friendly competition and gamification of the process. Once you find the "fun" in the activities, you'll never have to push to get it done.

Sources of Leads - can we track them? I want to know where my dollars are going!
a. Leads can be routed many different ways. Our system recognizes the difference between buyers, sellers, general contacts, recruits, and any other custom category you'd like. It's the most intelligent lead routing system for real estate team


PPC - managing the budgets for PPC
a. PPC is an allocation outside of Seize the Market - it generally ranges from $500 per month to $5,000 per month depending on how many prospects you are targeting

SEO - is STM a powerful platform for SEO - top page Google etc
a. We know that agents are keen to be on the front page and this has many elements.
b. SEO is not based on one variable. STM has the features needed from a CMS standpoint to be SEO friendly. The other items in terms of SEO friendly content, link building and establishing your authority in the eyes of Google is up to you in terms of your focus and strategy. Examples are… how often are you blogging, do you have the right keyword density, do you have proper anchor text and link usage?

MLS- does the MLS information upload into STM?
a. If you’re asking about a custom IDX for the front facing website, then Yes.
